Who Are You? Get Over It!

What or who are you? I know some people who have a problem seeing either themselves or other people as real estate investors, especially people who are just into wholesaling houses. Some say that wholesalers are investors because the rarely put their own money into deals, and because they aren’t holding onto properties. Wholesalers are just marketers blah blah bla f’n blah. Every body has heard the same tired ass b.s. from somewhere whether it be a landlord, rehabber or just some jackass on bigger pockets (which I highly recommend you checking out… go ahead click it I’ll be here when you get back). Yet all those things that are said about people who wholesale the real “big dogs” are exactly the same things also. They are just brave, rich, stupid,ballsy or whatever enough to invest with their own money also (f.y.i. I don’t think its stupid never have actually) . Except they don’t do one thing quite as fast as wholesalers do. Get to motivated sellers with ______ ( I’m not going to tell them haha.)

Anyways lets wrap up this holiday post with the answer everyone wants yes wholesalers are real estate investors no matter how people try to argue it gets shut down with the dictionary. You can’t f#$% with the word of Webster!

Invest-

1. to put (money) to use, by purchase or expenditure, in something offering potential profitable returns, as interest, income, or appreciation in value.

2. to use (money), as in accumulating something: to invest large sums in books.

3. to use, give, or devote (time, talent, etc.), as for a purpose or to achieve something.
So there it is in just plain black and white indisputable evidence. So now some final words of encouragement get over it whether its a hurdle preventing you from having confidence to say it or just the fact you are a stuck up jackass get over it! You’re all really entrepreneurs on top of it all. Now all sides and innocent bystanders even go invest in some real estate dammit!

Seriously?

So I’ve finally decided to just give in and realize most people who call themselves a Realtor hate money. I’m sure you’ve all been to one of those “squeeze” pages they use and filled out the 100 unnecessary necessary questions. One of them is for what purpose are you interested in purchasing, and investment is of course an option so I selected it. About 10 minutes go by and he calls me and for some reason asks me why I want to purchase I tell him and then he says I don’t even talk to investors and says good bye call back if I want something to live in myself. I then say hold on a second before you jump off the phone… You sir are a ratard click click “huh?” yep and then I hung up. He then called back looking for an explanation I gave him the short version of why he was a moron besides genetic defects. Here is a replay of how it went with the name changed to protect the “handicapped”:

Me: You have a business right

Douche #87: Well yes obviously…

Me: How old are you and how many times have you been to Wal-mart?

Douche #87: I’m 47 as of yesterday (in my mind I wondered how could he breathe for that long with his head up his ass) and probably thousands.

Me: See that proves my point.

D- bag: What does?

Me: For what logical reason would you just want to just have a customer one time?

Douche McGouche: Shit I am retarded… Want to see what I have?

Me: Yes I know, but its okay little buddy and of course I want to see what you have that’s why I went to the site to begin with!

So the moral of the story is they might be a little slow but it doesn’t take long to get them on the right page if you piss them off a little bit  and open their eyes.

2 Weeks For Focus

So it’s been almost 2 weeks and I’ve been really trying to focus in on this task at hand and deal with some other issues that are completely bizarre. I’ve also been playing with Open Road 3 to see how useful it really is in completing this challenge successfully. So here is my quick review from having tried it out for about a week.

Open Road 3 would be great if it wasn’t broken. Yet it is broken so it’s almost down at p.o.s. level as is. It offers some features that work great like the comps report and the hammerpoint repair costs estimator. The organizational set up is actually really good as well. I can see it being used for wholesaling, short sales, buy and hold, or whatever. Now as far proposed features like power matching and linking, adding additional users, sending deals out to your buyers list its pretty much shitty. Granted I haven’t tried to use tech support or anything like that yet, but that takes forever with pretty much everything so I haven’t even bothered yet! All this being said though if/when they get all of the kinks worked out I actually see it being some great software for any real estate investor. Until then however find a trial membership if you are interested let me know I can hook up with the 30 days for 1$ trial. No I don’t get a damn thing from it either haha.

Two more quick things before I sign off for the night it is lateish ya know. Let The Games Begin!

So I haven’t forgotten the challenge I have been trying to get the map set up and figure out a format, but I will just say the challenge starts right now at 5/14/10 at 5:28 pm. Whenever I get the kinks worked out it will go on the new 50 in 52 page and be filled in as we go along. I will also upload copies of the HUD statements with only a few things blocked out as proof they are actually closing. Also any other people who get involved along the way will get full credit, compensation, and an explanation of their involvement.

On a side note my mother graduates from college tonight which is very exciting she is 57 years old and works full time you really can do anything you put your mind to people!

Dealing With >1

I ran across this issue already this morning and normally it is far from a problem. On this particular occasion though it’s turned everything into a massive clusterf#$%! Dealing with more than one seller is easy when you know that you are dealing with more than one seller, but when you aren’t aware of it can destroy a deal faster than anything.

Like say when you get a call from the title company at 6:55 am (thanks to time differential) asking “if I’m aware that the seller on my contract is selling to someone else possibly in an hour and that I have the wrong name on my contract?” My response verbatim was, ” It’s not even 7 o’ clock in the fucking morning and you called me with some bullshit like this”…  followed by “What day did they request title work?” her “They didn’t have to we told them we had already done it for someone and could just use that” “Oh by the way we found you need a second signature”, Me ” You are retarded, and what do you mean second signature?” turns out B____ J____ Properties actually still had a B____ J____ involved and I was negotiating with the ass of the “partnership” R____l F_____y thus they really did only need the one signature on the second contract because all you need is the head and not the ass.

When dealing with kids in a probate situation one kid can ruin the whole deal, but will usually go along with the siblings when push comes to shove. In these “partnerships” though as in life “wherever the head leads the ass must follow.”So my best advice is be sure you are talking to the head and not the ass because if the head stinks all it needs is a tic tac.

As far as the challenge goes I will have to redo the map sometime early this morning and go ahead and get it up. Technically the deal isn’t dead just on life support with a really fat couple standing on it’s throat…

Curiosity Killed the Cat… B.S.!

They say curiosity killed the cat, I’m calling bulls*#t! If curiosity killed the cat then how did he get rich off of the story or how did he tell anyone about it? So my curiosity and love for impossible challenges has gotten the best of me. I decided to attempt something that when you read it will seem entirely impossible yet at the same time doable after some thought. I am challenging myself to close a deal in all 50 states within 52 weeks from next Monday. Some will think I am crazy , some will think it’s borderline genius and the rest will call it a combination of both. My answer is I don’t know which is correct, but it’s never boring to be me for very long!

I will use every single tip and trick in the book and write so many notes for new ones that the book will need a second volume! What does this have to do with all of you? I only live in one state thus to ensure this has a true chance of success I will need to do a lot of joint venture (jv) deals with other wholesalers/ real estate investors ( or a paid learning experience for newbies). So feel free to contact me if you can’t wait for the actual details to be released.

Need Buyers Fast?

Okay so I’ve had a few people I talk to on a fairly regular basis ask me the same question essentially. “Where do you go if you need a buyer fast and your list either is weak or non-existent?” Now lets just say for arguments sake all of the other wholesalers are counted as being on your list already. The answer or valuable tip was to post the property on the internet in multiple places ,but I only gave them 12 or so sites but I’ve dug much deeper than that for all of you. My personal list of sites to post a house to right here for viewing. Now what will posting it to so many places do? 1. It will give you the best chance to sell your current property. 2. It builds your list exponentially so that you can just send out an email to get people to start coming by the house or to just buy it outright. Just for reading I will give you 100+! Because occasionally I am a nice guy haha!
