Now that the push for real estate matchmaking software has ended again for now… There is more to being a real estate matchmaker other than getting a buyer and seller and putting them together. If you really look at it there’s much more to it than just that. If you want to make money in real estate you have to figure out what you can bring to a deal to get it to the closing table! Whether that be a buyer, seller, money, knowledge, being someone’s eyes, ears, or even legs to make the deal happen can all help you make some money!

Find a way to put yourself into the deal any where you fit in to get paid that’s real estate matchmaking at it’s best!!!

2011 Goals… Don’t Get Trapped

While everyone agrees that long term goals are an integral component of success most people fail to realize the trap that they also set, and the fact they potentially can hinder any chance you may have at succeeding. Having the appropriate action plan in place to achieve your long term goals is of the utmost importance. If you do not know how to get where you want to be it’s impossible to get there. There is not a GPS to life or business that you can just go sync up to your wrist watch and achieve everything you want to.

You are the only one who can make the effort and do the things necessary to get where you want to be. It doesn’t matter who you get to guide you real estate coaches/ mentors, personal trainers, or whatever. No one can do things for you! Also if you don’t know what you want nobody can help you get there!

What’s the problem with just having long term goals?  If you say during January, ” In 2011 I am going to make $500,000 and lose 50 pounds,” the trap is it gives you an entire year to make excuses about well I still have time to get there… Ask yourself if you do nothing to get to your goal in the first 6 months ” How the hell am I gonna get there in the last 6? What is so different now?”… When people don’t reach a goal and all they did was try the last couple months of the year they start to say well I’m set up for next year, but what ends up happening is the holidays kill all of their momentum. Which in turn means they have to start all over again oddly enough with the same exact goals as the year prior. Do you know what this isn’t? GROWTH you are not any better or hungrier than you were last year!

Some basic steps to get started on your action plan so that you don’t stay the exact same person forever!

1. “What do I need to accomplish this week to get to where I want to be?”

Knowing what to do in the short term gives you the opportunity to achieve your long term goals. Short term goals are the pieces to the big puzzle.

2. ” What needs to be done today to not mess up my week, which then messes up my month, and then messes up my year?”

Breaking down your short term goals into daily tasks lets you know exactly where you are at!

You’re Fired on Christmas Eve…

So first and foremost happiest of  Happy Holidays! To all of you.

But today I’ve decided I have had all of the shit I am gonna take off of this one particular buyer.

1. He takes forever to make decisions.

2. He doesn’t understand what buying a house means. It means that it is now his problem to deal with not the sellers!

3. He is lazy and doesn’t do anything.

4. He is sending lengthy emails bitching about a contractor who went “way over budget” A whole 4 thousand dollars oh my gosh that Scrooge bastard of a contractor how dare him the nerve of that S.O.B. and he had the nerve to finish 2 weeks early…

5. Number 4 really happened on Christmas Eve no less.

6. My response is fuck him and have fun in your future endeavors nowhere within site or arms reach of Greg Harris (or I reserve the right to fuck you up for being retarded and wasting oxygen….)

7. I just plain don’t like the guy now and it’s not worth a few dollars to deal with douche bags when you don’t have to!

8. I am not a free project manager or rehab consultant you have to pay for that or I will indeed get sideways after you abuse my patience!

9. I can replace him in a few easy steps… He waited his entire useless existence to find me and I guarantee he will indeed go back to making 5 grand on rehabs because he gets screwed over by being so hands off!

Dearest Title Co/ Attorneys Stop Sucking!!!

Really that’s my opinion at the moment! When you are investing find a good title company or attorney and stick with  them and when you have to use someone else investigate. Prolonging a closing by a week plus because you are “too busy” is unacceptable and ridiculous. If you are a title agent or attorney and are indeed busy be upfront and tell people before they attempt to close on a property with you!

Does anyone have a bad experience they would like to share or tell people to avoid? Comment please because it’s free and probably fun.

I’ll start even Sharon Anderson in Memphis TN you suck (insert really bad expletive here)!

Effective Mind Map Uses… PS I Ain’t Dead Yet Mother F%*$#^s

Is the title excessive… Maybe but so what! I like Richard Pryor sue me… well don’t sue me 1. because you will lose and 2. it’s a real bitch move honestly. ( I mean I could have sued this big fat pasty bastard who claimed to be the all time king of real estate and basically led everyone to believe that Forbes some how missed him on the richest ass clowns breathing air list, but is really broke as a part time McDonald’s employee since he couldn’t buy a 7,500 dollar house.)

I’ve recently started using mind mapping. I realized that it had a multitude of uses after giving it a shot. One which is a big one for me it’s great for “clearing the mechanism” I think a lot and sometimes have too many ideas floating around all at once. This helps tremendously for not losing an idea and for creating a plan for these “crazy” thoughts. This has come in very handy during my e-book writing process. (Which will be available on Sunday if you are interested stay tuned!) Another cool I have found with the site I use for it is that you can share it with others for brainstorming on those collaborative efforts kind of like Google Wave was supposed to work with out that whole lameness factor.

How can it help you in your real estate investing business? If you have ever made a pitch to anyone you have most likely had to sit there and draw a diagram. Well I have bad handwriting even though I can draw fairly well. (Bad handwriting is common in highly intelligent people… Not bragging or anything that’s just what my teachers always told my mom who didn’t buy that crap, because she is a teacher! Go figure) You can create a mind map, print it out, and just take it with you. Much easier and saves time.

There are a ton of other little tricks you can use with it too, but it’s late and I’m not gonna list them all. You can however click the mindmeister link on the right (that’s this way —–> for the computer screen directional dyslexics… Yes I also discover new diseases when I am not doing some real estate investing or something…. I always wanted a Nobel Prize dammit!) it’s free in case you were wondering.

So one reason for the complete silence has been trying out some new things. First things first for the people with newsletter subscriptions there are some issues with Mail Chimp that are still being ironed out I haven’t forgotten your gifts.

Number 2 I used Open Road 3 extensively for the last week of my trial period. I can’t justify the minimum $97 a month expense to even Bill Gates. It is a 2 trick software and one of which you can get for free in 2 days as a special “blast cap” for the SIMS 2-3 or whichever one. Sellpoint is cool and all but like I said free in 2 days! Hammerpoint on the other hand can only be gotten in one place and is very good but with a weekend on the Home Depot website you can do the same thing yourself. Hammerpoint is an excellent feature I will give them that though. The idea of the whole system is actually a great concept but the actual execution pretty much turns out that this would be more aptly named “Dead End Road” Between all of the broken features and shoddy customer service Open Road is a pass unless you are lazy and don’t care what you do with your money.

Number 3 and product 2 is the wholesaling course from the Godfather himself and I’m not talking about James Brown or Marlon Brando. Ron Legrand’s new wholesaling course it’s absolutely phenomenal for a beginning guide to  the entire process and there are plenty of things in there for the more advanced wholesalers.  Plus to top it off you can’t beat the price trust me on that one it’s a dollar! There is a banner link over to the right where you can pick it up. I’m not really big on the whole product shilling thing, but it’s a great buy and something I actually approve of. I’m not saying it’s 100 percent perfect but then again what is? It’s also not the complete over night success course either (those don’t exist) So there it is.

2 Weeks For Focus

So it’s been almost 2 weeks and I’ve been really trying to focus in on this task at hand and deal with some other issues that are completely bizarre. I’ve also been playing with Open Road 3 to see how useful it really is in completing this challenge successfully. So here is my quick review from having tried it out for about a week.

Open Road 3 would be great if it wasn’t broken. Yet it is broken so it’s almost down at p.o.s. level as is. It offers some features that work great like the comps report and the hammerpoint repair costs estimator. The organizational set up is actually really good as well. I can see it being used for wholesaling, short sales, buy and hold, or whatever. Now as far proposed features like power matching and linking, adding additional users, sending deals out to your buyers list its pretty much shitty. Granted I haven’t tried to use tech support or anything like that yet, but that takes forever with pretty much everything so I haven’t even bothered yet! All this being said though if/when they get all of the kinks worked out I actually see it being some great software for any real estate investor. Until then however find a trial membership if you are interested let me know I can hook up with the 30 days for 1$ trial. No I don’t get a damn thing from it either haha.

Two more quick things before I sign off for the night it is lateish ya know. WTF Happened? Lots of Craigslist Tips

I can answer that title question I have no clue where the follow up post went. So I will try something else and just write what I always do until I find that post or specific set of notes again. So here we go with a little craigslist primer. Since a lot of people I talk to aren’t really using it to their advantage properly. I view it as a tool for free leads! Of all types not just seller leads. You can find people actively buying, and or other wholesalers to network with. All without placing an ad of your own for the lazy members of the viewing audience.

First thing when I have a craigslist cruising session I have a pen, paper, a calculator, and cell phone right next to me. I also have my property and buyer databases open so as I can track everything about my current or potential deals. (Tip: track everything! Original Asking price, Offer price, Accepted price, dates, comp averages, addresses, contact info, deals you didn’t get or couldn’t sell, just everything! For the simple fact that it puts numbers in front of your face to show you what is or isn’t working.)

Second when I open it up for whichever city or area I am looking in I actually open up the real estate for sale section and open up the F.S.B.O.’s (for sale by owner) in another tab on my browser by right clicking on a label to the right that says owner. In the original tab I click the broker label and have them completely separated. Which is good for those of you looking for a Realtor or dozen to contact to work your short sales or R.E.O. (real estate owned a.k.a bank owned) deals. From right here you should decide what it is you are looking for lead wise. If you want a Realtor or REO’s go to the broker page. Buyers (for the most part), other wholesalers and private sellers go the the owner page.

Some people think the only way to find buyers on CL is by searching the for rent and cold calling all of them or searching the for sale section and finding people with multiple listings. These are good ways to find them yes, but far from the only way. If you look through posts titles I almost guarantee within the first 200 posts you will see an ad title something along the lines of: House Wanted $0-50,000. This is usually an actual cash buyer who rehabs houses either to rent or resell a few at a time or lives in it and fixes it up to flip. (Time saving tip: use the search feature and just put in a $ symbol to search for cash buyers quicker)

Now of course you need property to sell to these buyers. The way I do it is if it looks interesting I bookmark it. (Organizational tip: If you are doing more than one area set up individual folders for that area when you favorite sites put it in the respective city ) Then if there is a number then I write it down  and whatever property info there is to call them  later. If not then I send them an email immediately now if an actual email addy is available I will take it down also to follow up later. Now if you have questions if a house is even a possibility open up your favorite quick comp site and have it ready to go for when you need it.

When just getting started I do recommend talking to other wholesalers and even those seemingly useless people known as Realtors … Why? Because if you are going it alone completely you will end up broke. Seriously though think about it if you have to split a few deals because you have no list or replies to your properties posted  half of a closed deal is worth a lot more than a piece of paper with an expired closing date on it! Some of them will even tell you the best areas to contract properties in.

As for the announcement its now a riddle… If you look with a moderate amount of effort and use common sense you will figure out what this means. My Bad… An Announcement

So I just realized that I kinda dropped the ball and didn’t post a blog all week but that doesn’t mean they weren’t being worked on. (Publish is a key button to push…) It’s okay though because today is my craigslist day! (used for time management, finding sellers, and buyers! or dare I say wholesaling/flipping a house without seeing it.)As kind of a make up for neglecting you all week long you will get a full day of an over the shoulder look at how it’s done! (really my ego/ head is not that big) I almost went with posting everything as it happened, but that would’ve been about 10 posts in one day which is excessive even to me. Anyways just stay tuned for the big post this (late) afternoon that will include a special announcement!
