I know several people have asked me about doing deals in other markets what’s my best tip? This is a good tip for doing deals in your own market also though… There is an old saying that “a picture is worth a thousand words” while this is true if you don’t have enough or the right pictures you will find yourself answering a thousand questions! If you have a house that needs more than paint and carpet in repairs you are gonna need lots of pictures for one as well as pictures of some damage! Why if you are telling people a house needs ten to twenty thousand dollars or more in repairs would you send them 5 or 6 pretty pictures of a house? This works both ways even if you have a house that needs only a small amount of repairs why not send them a picture of every inch of the house as proof? It’s one thing to wholesale a house without ever going in it, but it’s a whole other situation when you don’t have proof of ever talking to someone other than the seller who has been in it! I was looking on Craigslist which as many of you know isn’t out of the ordinary for me or a lot of people, and I started looking at the local wholesalers ads and they didn’t have any pictures so I emailed them what I got back was a picture of the front side of the house and the back side of the house… That was it real estate investing of any kind isn’t for the lazy especially not wholesaling people! If you are doing it in your market go take pictures, and if it’s out of your market don’t even tie it up until you have at least eight to ten pictures and then have a contractor, bird dog, or even the seller send you a bunch of pictures at the very least 15!

1What is the best thing you can do for your business? Use all of the resources available to you in the most efficient way possible! How many of you know whether or not your county or city tax assessment information is online? Wouldn’t that be easier than going to the court house and physically looking through the mounds of paper?
Do you use your telephone for more than texting forwards all day? It’s one of the greatest tools you have for creating a buyers list! If you think that all of the real cash buyers are checking the internet you are sadly mistaken. You know when you are running comps and see the investor prices you should probably take a minute and find out who is buying it and call them don’t direct mail them and hope you get a response use your phone and dial them up!
Did you know there is more to the internet than blogs, bad dating sites and 3 legged mule porn? Yes indeed there is everything you need to know to run a profitable real estate investing business if you look! Hell if you are too lazy to use a search engine just ask somebody where to go and they will tell you!

3You know really it being the day before my 30th birthday you would think that I would be scared of 30 or happy either one… To me it’s just another day even though my boss is secretly a nice guy and would give me the entire week off if I wanted… First and foremost I would like to say thanks and fuck you right back to the people who sent me Tevin Campbell and Sisqo’s greatest hits cd’s… Secondly the only thing I really want for my birthday isn’t sold in stores or something I’m likely to get, but that’s what dreams are for… Thirdly I would like to state that while I enjoy a healthy dose of competition as I get older I seem to be more interested in the success of others… So point blank who wants to do a deal or two together? If your real estate investing business sucks or you just want to see another perspective give me a shout…
Fourthly Product launches are stupid when you do the exact same thing you did 6 months ago over and talk about your never before seen video that I have already seen…

0It’s kind of funny when you see somebody chasing hard after that affiliate real estate product dollar isn’t it? See at some point when you are sending out all of the pre cooked emails you have to realize that you appear to be and most likely are full of shit… Think about it if you have your own products and attempt to sell for someone else eventually there is overlap or an admission of your own words just aren’t that good. If you are willing to admit your own product isn’t that good that you just pushed on your oh so important “list” nobody believes a word damn one that comes out of your mouth, because you are now just in it for the money! Now I’m not saying being in it for the money is wrong… I mean hell if someone told me they just wanted to feed their family I would teach them how to hunt and fish, yet if the same person says they want money to feed their family and do virtually whatever they wanted to I would teach them real estate… It’s all about the perception and persona these people continually attempt to portray and fail miserably at achieving… For instance if you promise people x number of cash buyers when they buy your shit they should probably get it regardless of the value of your content… You also shouldn’t be everybody’s buddy it looks fucking stupid! I mean if someone taught you personally how to do something cool I guess but you already sold your list your product for the same thing a few weeks ago. What planet does this idea hold any logic? Yet that’s the constant bombardment of emails and product pitches very basis… Sad and ignorant to say the least… So I’m gonna put something in your email to make up for the others bitchassedness! @ 10:30 ET expect a free gift from the king of anti- douche baggery.

2It’s day 10 of 2011 who’s already fucked up their plans for the year? Have you done anything to get closer to your goals? Did you even have any to begin with? No goals = no chance for growth. No growth means your life stays the exact same or perhaps even gets worse! Do something people! I am here to help even… Just a suggestion.

Just for Funzies- An in Depth Peak Into a Home Owners Mind
8Having been on the phone for about 5 hours today already with sellers has inspired me to write some observations of at what point these people lose there freaking mind! I mean honestly its not rocket science Mr. or Ms. Home Owner you have a house or houses you don’t have very many choices….
Choice one is to live in it. This is an obvious one you will be in the house until you either A stop breathing, B sell it, or C someone with the authority to tells you to take your stuff and get out!
Choice two is to let it sit there. Again another no brainer here. You walk out the door and waste money on silly things like lawn care, taxes and possibly an extra mortgage payment while not getting squat in return.
Choice three is to rent it out. This one isn’t bad you actually have a chance at making money with this one. After you take out for repairs that you constantly pay for because you keep getting the lame tenants who have kids who would be better off with litter boxes! Not to mention the taxes and insurance you are paying for at the very least. Once you get past all of that though this is a sound way to get a return on investment or inheritance whichever the case may be.
Choice four now this bad boy here is where seemingly these people start taking too many shots of either alcohol or blows to the head. They can sell the house. Now most people go to do some research before selling their home whether it be talking to a neighbor who recently (a.k.a. usually not at all recently enough for it to matter today!) or buy going online and seeing how much it’s worth and of course they give you the Zilllow value which honestly who knows which crack addict makes that craziness up but oh well. So obviously they decide whether or not to sell it straight up for fair market value in a traditional manner or to an investor for an under market discounted price. They can also sell it via a lease with an option to purchase to an investor or a non cash poor tenant buyer also known as some call them want to be home owners.
I can understand the dollar signs play into their decisions on any choice they make but honestly there really aren’t any of them that are that difficult to decide on. However to do any of them ,but let it sit though you have to tell people where the hell it is! You can call these ignorant people and they will say such ludicrous things like “I will call you 15 minutes before I show it to you with the address” , ” I can’t tell you the address I don’t want to robbed”, ” the address is only available upon a signed agreement”, ” I don’t know the address”, and my favorite ” you can have the address AFTER your check clears!”
So finally after all of this what is in the mind of a Home Owner who now wants to make money off of it….
Really Again? F**k Them Too
5I have decided to ignore any tweet with the word list in it, because I’m tired of all of these ratings people who base all of their criteria off of not a damn thing. The real estate business isn’t rocket science is there plenty to write about? Yes yes there is if you are in the business for real doing the correct things everyday you should have an infinite supply of stories to tell as well as giving good advice.
Between twitter, facebook, talking to aspiring real estate investors and other blogs you will see and/ or hear the seeds for failure every 4.3 seconds. I almost did this, I didn’t have time for that, I don’t like this, I don’t know how to…, I’m too tired, I was sick…, my dog had bad gas, Zillow says its worth…, I was gonna but didn’t, I missed that goal… again, I am creating…These are all the very reasons people are failing except at getting e-cred and blogosphere love. You know how much all of those statements put in your pocket… $0.00 every second for the rest of your life. Why am I writing a blog post at 2:00 am central standard time, because I have been busy doing things that create income. Like making offers, doing marketing campaigns, placing ads and talking to buyers. You see lead conversion is the most important thing in wholesaling, real estate investing as a whole, or any business for that matter. All of you people who bought that one thing last week are in for a rude awakening whether you are doing it yourself or paid extra for them to do it all for you… If you are going to make a dime one from those leads you have to convert them!
Here is your free big money tip if you made it to the end… Do the things that make money and forget the things that are for your leisure. Building relationships with people is a great thing to do with your time. They don’t have to be the most authentic relationships with a Realtor or other investor, but don’t completely fake it either. You don’t have to become fifteen Realtor kids’ god-parent by any means, but be real. Build a team or dare I even say a network of people you can work with or at the very least kick some ideas back and forth. I have a contact page if you want to see if we can get along. Unlike some people I don’t play “favorites” with my lists, or blow smoke up anybody’s ass so we can be “pals.”

Baby’s First Steps For Ninja Marketing 101
20One of the most overlooked however important aspects of building a successful real estate investing business is organization. Now I realize the title of the article mentions marketing and that’s what this is about so just keep reading and chill it’s not polite to interrupt! Everyone hopefully knows that they need leads to even have a business, and unless you live in some yet to be discovered by science dimension where they have lead clouds that produce lead showers you are going to have to market for those buyer and seller leads to come in.
Here is where the organizational skills come in to play; when you decide to start marketing and you are doing more than one campaign whether it’s direct mail, online marketing campaigns, or dropping parachuting naked midgets stamped with your contact information into people’s front yards you are going to need a way to track how each method is performing response rate wise.
Why would you want to know where the calls are coming from? So that you aren’t wasting your marketing dollars or time on something that isn’t working! How do I know where the calls are coming from? By A. Having multiple phone numbers (no that’s not expensive either!) B. Having a phone system that has the ability to set up multiple extensions. C. By putting your exes number on the midgets, or I suppose by having friends/family help take calls.
Where do you get these numbers? Skype, google voice (just opened to the public so you don’t need an invite any more), evoice has 800#’s you can try for 6 months or 1000 minutes for free (and is really cheap but solid after that), Adtracker (which is pricey), and then I am sure an internet search would turn up hundreds more options.
It’s imperative that you have some alternative numbers before you even acquire your first or next list that you intend to experiment with or post your next online ad. Also you should set up a spread sheet to track your response rate which you figure on direct mail by dividing the number of different phone callers you received by the number of the pieces of mail that you sent out. The effectiveness of your marketing increases exponentially by knowing exactly what is working and how well. Doing things that are unproductive are just a waste of time and money that will also cripple your wholesaling or real estate investing business.

2So one reason for the complete silence has been trying out some new things. First things first for the people with newsletter subscriptions there are some issues with Mail Chimp that are still being ironed out I haven’t forgotten your gifts.
Number 2 I used Open Road 3 extensively for the last week of my trial period. I can’t justify the minimum $97 a month expense to even Bill Gates. It is a 2 trick software and one of which you can get for free in 2 days as a special “blast cap” for the SIMS 2-3 or whichever one. Sellpoint is cool and all but like I said free in 2 days! Hammerpoint on the other hand can only be gotten in one place and is very good but with a weekend on the Home Depot website you can do the same thing yourself. Hammerpoint is an excellent feature I will give them that though. The idea of the whole system is actually a great concept but the actual execution pretty much turns out that this would be more aptly named “Dead End Road” Between all of the broken features and shoddy customer service Open Road is a pass unless you are lazy and don’t care what you do with your money.
Number 3 and product 2 is the wholesaling course from the Godfather himself and I’m not talking about James Brown or Marlon Brando. Ron Legrand’s new wholesaling course it’s absolutely phenomenal for a beginning guide to the entire process and there are plenty of things in there for the more advanced wholesalers. Plus to top it off you can’t beat the price trust me on that one it’s a dollar! There is a banner link over to the right where you can pick it up. I’m not really big on the whole product shilling thing, but it’s a great buy and something I actually approve of. I’m not saying it’s 100 percent perfect but then again what is? It’s also not the complete over night success course either (those don’t exist) So there it is.
